VIRTUAL ADDRESSES FOR PERMANENT RESIDENCE
Your permanent residential address (trvalé bydliště) is an essential piece of information for every citizen, as it primarily serves a registration purpose and is used for communication with the authorities. Such an address may therefore differ from your actual place of residence, and it does not grant anyone the right to occupy the property. Even so, it can play an important role in many situations. So who exactly might find this service useful?
A common reason for changing your permanent residential address is better access to social services, such as a nursery for your child, or a GP's or dentist's surgery in the area. In larger cities, cheaper parking in the area of residence is also a significant factor – for example, in Prague such a parking permit (parkovací karta) could save you several thousand crowns a year.
If you have debts and don't want to expose your household to the risk of a bailiff's visit, or if you simply want more anonymity, changing your permanent residential address is a solution. Your chances of success with an insolvency application will also be somewhat higher with a respectable address. It can likewise serve as an alternative to being registered at the local authority – an address that isn't registered at the authority always makes a better impression, helping you avoid potential distrust, for example when looking for a job.
Whatever your situation, we'll arrange a permanent residence (trvalý pobyt) address for you in Prague, Brno, Kladno, České Budějovice, Liberec or Ostrava. No unnecessary questions. Fast, fair, professional. We're here for you. If you have any questions, contact us
Notice: The permanent residence provision service is primarily intended for people who already hold a permanent residence permit in the Czech Republic, or Czech citizenship. We are happy to provide the service to foreign nationals (cizinec) too, however for registering residence we only issue an "Owner's Consent to the Property". If the authorities also require a document called a "Certificate of Accommodation" from you (usually required from people without a permanent residence permit in the Czech Republic), it is not possible to use our service. Please check in advance which documents the relevant authority requires from you for registering permanent residence. We cannot take into account any requests for a refund in connection with failure to provide a "Certificate of Accommodation". Thank you for your understanding.

PRICE OF PERMANENT RESIDENCE
The price of the permanent residence service in a rented property depends on several factors, mainly the location (capital city vs. other, centre vs. outskirts), the scope of related services, the length of the contract (longer commitments tend to be better value), the provider (established companies can be more expensive), and VAT or additional fees.
It's therefore worth considering which virtual residential address (virtuální bydliště) you need and why – we're happy to advise you!

FREQUENTLY ASKED QUESTIONS FROM OUR CLIENTS
A place of permanent residence is an officially registered address that every citizen of the Czech Republic has recorded in the population register. It mainly serves official purposes and doesn't necessarily correspond to where a person actually lives. Its main features include that it's stated on the identity card, it determines the local jurisdiction of authorities (e.g. the labour office, tax office, court, etc.), and it's generally used for delivering official mail – the state assumes that a person collects post at this address. However, it has no effect on property ownership – you can register your permanent residence in a house you don't own, provided the owner allows it.
Our clients choose to arrange the service based on their own needs and preferences. Some, for example, do so for access to a nursery for their child or to make it easier to find a dentist, often also because of parking (without a permanent residential address in the area, fees tend to be considerable, running into thousands of crowns a year). Some choose the service to gain greater privacy and anonymity so their home isn't easily traceable, while others arrange a virtual address to improve their chances of resolving insolvency or as an alternative to being registered at the authority.
And how does the arrangement itself work?
- You choose an address and get in touch via the online form, by e-mail, or by phone, whichever suits you
- We'll discuss your situation, you send us a scan of your ID card and then pay the fee for the chosen address
- Once the payment is credited, we'll send you the Property Owner's Consent to registering for permanent residence
- You take the documents to the relevant municipal authority (in the city where you're applying for residence) and register there
- Privacy protection – Your real address isn't visible anywhere (e.g. in the Commercial Register, if you operate as a self-employed (OSVČ) person), protecting you from unwanted visits, bailiffs, official inspections, or sales representatives.
- Address stability – You don't need to change your permanent residential address every time you move (e.g. when renting), which is useful for people without settled accommodation or those who move frequently, such as digital nomads, students, divorced partners, etc.
- Official address for the authorities – The address is fully official and recognised by the state, so correspondence will be sent there unless you specify otherwise – we don't offer mail management at our virtual residential addresses, but it's enough to arrange mail forwarding to the post office or a Data Box.
- Local jurisdiction – You can choose which city you want to belong to for official purposes (e.g. the tax office, court, labour office); for example, a Prague address may mean easier dealings with certain authorities.
- Business discretion – If you're self-employed and don't want your registered office at your home (e.g. because of family or a tenancy agreement), a virtual address looks more professional than a registered office at an older block-of-flats apartment.
Confirmation of permanent residence at one of our addresses is a matter of days. From receiving your online enquiry via the form, we'll get back to you within 24 hours. We'll then ask you for a scan of your identity card and for payment for the permanent residence to be sent to our account. We'll then issue you a confirmation, with which you need to visit the municipal office in the place where you want to establish your new permanent residential address. It's not yet possible to arrange the address change online.
At the office, you simply fill in a registration form and pay the administrative fee. It will also be necessary to submit the Consent to Establishment of Permanent Residential Address, which you'll receive from us – so make sure not to forget it at home! The office will usually process everything successfully within a few working days.
- Registration purpose: The address primarily serves clients for registration and communication with the authorities, so it doesn't need to match your actual place of residence
- Better access to services: Changing your residential address can make it easier to access social services in the area (schools or GP and specialist surgeries)
- Benefits in larger cities: For example, in Prague, permanent residence can get you a more favourable parking permit that saves you thousands of crowns a year
- Privacy protection: If you want to protect your home from a bailiff's visit or are seeking greater anonymity, our address is the ideal solution
- Greater credibility: An address that isn't registered at the authority always creates a more respectable impression, which can be key when looking for a job, resolving insolvency, etc.
The permanent residence provision service, or rather the provision of a permanent residential address, is entirely legal and of course meets all the requirements the law places on citizens. At the same time, we vet all applicants for the service, so it won't happen that any other person registered with us complicates your use of this service.
The price of a virtual permanent residential address varies according to location, provider and additional services (e.g. mail forwarding). Prices for virtual permanent residence typically range from just over 2,000 CZK a year up to 10,000 CZK (excl. VAT). It depends on whether it's a smaller town or Prague, or a periphery or centre with a prestigious address.
Once the contract for provision of the permanent residence address is concluded and the relevant fee is paid, we will send you the tenancy agreement, as well as the consent to establishment of permanent residence. And which institutions are you required to inform of the change? Specifically, the list below.
- Your health insurance company within 30 days of the change of permanent residential address
- If you are self-employed (OSVČ) or a pensioner, the Social Security Administration
- If you receive social benefits, the Labour Office within 8 working days
- If you own a motor vehicle, notify the Vehicle Register
Ideally, before arranging such a service, check:
- Whether the stated price excludes VAT or if it's already included – usually it isn't
- Exactly where the property address is located and whether it suits you
- What exactly is included in the basic service and what may be an extra charge
- Whether the property owner's consent is genuinely secured for that address
